Results from the Metrostudy, relating to job growth and home starts, have just been released…and the news is great!
The economy in the Houston area had more that 13,000 more jobs in 2010 than it did at the end of 2009. This is a .5% increase after loosing jobs in the previous year. Concerning home starts in our area, there was an increase of 1.1 % over 2009. This is significant because it’s the 1st increase for new homes after 3 previous years of decline. In Houston, the inventory on new homes stands at a 5 month supply which is below the 6 month equilibrium that was expected by the Metrostudy. When looking at completed home inventory, statistics show a drop to 5,320 units, which is about a 3 month supply.
The director of Metrostudy’s Houston division has been quoted in saying, “The Houston market continues to face fewer market obstacles than most U.S. markets.” “Texas’ pro-growth policies and business friendly environment will continue to benefit local housing markets and allow for 2011 to show moderate growth.”
Winter Weather Advisory in effect Wednesday from noon until 6 p.m.

The national weather service in Houston/Galveston has issued a winter weather advisory for freezing rain which is in effect from noon today to 6 P.M. CST this evening.
An arctic cold front will move quickly across the area late this morning. Temperatures will quickly fall to below freezing by early afternoon. Any lingering precipitation behind the front will likely freeze on contact with the surface. The potential exists for ice to form…mainly on elevated roadways including bridges and overpasses. Ice accumulations are expected to be light. The precipitation is expected to taper off by late afternoon.
Temperatures this afternoon are expected to drop into the 20s. Accompanying the freezing temperatures will be north winds gusting between 20 and 30 mph. This wind and temperature combination will
cause wind chills to fall into the teens and 20s. Some locations may even experience wind chills in the single digits.
Bridges and overpasses in the advisory area may become covered with a thin layer of patchy ice making driving hazardous.
I received four or five calls from clients over my last blog on foreclosures and statistics that show how these distressed properties hold their listed value in our local market. I want to elaborate more on this topic due to the curiosity!
Houston has a foreclosure rate of 1.61% and a median home price range of $150,000. Our area has been blessed with strong growth in population and an increase in economic growth. As compared to the rest of our nation, land is relatively inexpensive and this in turn keeps building costs low. Unlike, other cities, home prices never went through the roof in previous years. Home-buyers in the Houston area did not have to resort to unrealistic loan products because home prices have always been and still are affordable. As a result, the Houston foreclosure rate is significantly lower than other cities in the United States.
The statistics are in concerning Houston’s foreclosed properties. In the Houston and surrounding areas for 2010, foreclosed homes really held thier value. Statistics show that these distressed properties sold for 97% of thier listing value. In our office that statistic jumped to 99% of listed price.
How Did Houston Finish 2010?
Well, the statistics on this are out and they might surprise you! Despite 6 months of declining sales, Houston finished 2010 with signs of substantial improvement. Prices of single family homes in the Houston area continued to strengthen while sales volume sustained the smallest reduction since the decline began this past July. And if you remember why that month was so important, it marked the end of the home-buyer tax credit.
