Fire has already Destroyed more than 1,000 Homes in the Texas Area

To help raise wildfire safety awareness,

Lisa Carey with Houston Examiner has offered the following  tips for Texans:

  • Sign up for notifications of emergencies in your area through the Capital Area Council of Governments (CAPCOG) Emergency Notification System. This service is  available only  to Bastrop, Blanco, Burnet, Caldwell, Fayette, Hays, Lee, Llano, Travis and Williamson Counties.
  • Grab your hurricane emergency kit and follow proper evacuation  procedures for your area when an evacuation is called for.
  • Refrain from  seemingly harmless things like outdoor grilling, dragging safety chains behind a trailer, welding and building campfires, activities that can accidentally start a dangerous wildfire.
  • Do not  burn on œred flag or windy days, and think twice before burning outdoors.
  • Keep your grass mowed short.
  • Keep hoses  where you can reach them in case of an accidental spark.
  • Put flammable liquids and combustibles in a safe place and make sure they are stored in the proper containers.
  • Store lighters and matches out of reach of children.
  • Clear roof surfaces and gutters.

Real Estate Advantages of Living in a College Town

Houston is proud to be home to the University of Houston, Rice and Houston Community College.   Many investors focus on college towns because they are great places to buy rental properties; demand is usually high, rental prices are high and vacancy rates remain low.

 

In Houston, this summer, the average home price was around $174,900 and rental prices averaged around $1,200 for a 2 bedroom home.   The average mortgage payment would be $710.00 if you put 20% down and went with a 30 year fixed rate loan product!

Lately, buyers have wanted to know what lenders are looking for.   Well, the Chief Economist for Freddie Mac summed up the answer very nicely. œIn today’s lending environment, it’s also important to remember the 4-C’s when looking for a mortgage: capacity, capital, collateral, credit,” he said. “In other words, have stable income, have assets or savings, be prepared to make a common-sense down payment, and have a good credit history.”As a buyer, you need to know your FICO score and to read the fine print in all documents concerning your mortgage.   Pre-Approval letters are not a guarantee of you getting a loan.   Talk to your lender before you start looking at homes.   I work with some great lenders who will sit down with you and answer all of your questions.   There are no dumb questions.   Your home is going to be one of the biggest investments you make in your lifetime.   It™s important to know where you stand and to have all of your questions and fears addressed before writing a contract.

Sale’s Dropped in June

The Real Estate Center at Texas A&M, is reporting that existing single-family home sales in Texas dropped 2% from a year ago, based on MLS statistics.     In the month of June, there were   21,570 single-family homes that were sold.  

When you analyse last years numbers with this years, it’s important to remember that last year prices catapulted due to the first time home buyer tax credit.   In my opinion, this summer’s statistics are much more realistic. There is nothing to cause a false increase in the value of homes, like we saw last summer.   Our economy is still weak, but now we are starting to stabilize and have moved away from using credits/bailouts/stimulus’s to create a false sense of security in our real estate market.
