Houston and Surrounding Areas Have Dodged the Foreclosure Bullet

I received four or five calls from clients over my last blog on foreclosures and statistics that show how these distressed properties hold their listed value  in our local market.   I want to elaborate more on this topic due to the curiosity!

Houston has a foreclosure rate of 1.61% and a median home price range of $150,000.   Our area has been blessed with strong growth in population and an increase in economic growth.   As compared to the rest of our nation, land is relatively inexpensive and this in turn keeps building costs low.   Unlike, other cities, home prices never went through the roof in previous years.   Home-buyers in the Houston area did not have to resort to unrealistic loan products because home prices have always been  and still are affordable.    As a result, the Houston foreclosure rate is significantly lower than other cities in the United States.

The statistics are in concerning Houston’s foreclosed properties.     In the Houston and surrounding areas for 2010, foreclosed homes really held thier value.   Statistics show that these distressed properties sold for 97% of thier listing value.   In our office that statistic jumped to 99% of listed price.

Closing Out 2010…..Houston Is Looking Up!

How Did Houston Finish 2010?

Well, the statistics on this are out and they might surprise you!   Despite 6 months of declining sales, Houston finished 2010 with signs of substantial improvement.   Prices of single family homes in the Houston area continued to strengthen while sales volume sustained the smallest reduction since the decline began this past July.   And if you remember why that month was so important, it marked the end of the home-buyer tax credit.

Helpful Tips on How to Keep Your Katy, Texas Home Safe During a Hard Freeze

As you know, I’m not a plumber, but one of our Texas State Licensed Plumber’s have given me some tips to send out.   I hope you find these to be helpful to you.

1) Drip NEVER Drain;

2)  Have your pipes insulated and/or wrapped.

3)  If you have a vacant property and the utilities are OFF consider winterizing the property.

4) If you are worried about pipes under your cabinets in your home open the doors to the cabinets so the room temperature air can circulate in the cabinet area preventing the pipes from getting so cold.

5) If you do experience a problem remember we have a few plumbers in the area that we strongly recommend.
